Georgia summers are brutal on commercial rooftop units. The combination of 95°+ days, 70%+ humidity, and pop-up thunderstorms pushes equipment harder than spec sheets imagine.
Pre-season checklist
- Coil cleaning — both condenser and evaporator
- Refrigerant charge verification
- Belt tension and replacement
- Drain pan and condensate line clearing
- Electrical contactor inspection
Mid-summer monitoring
Track amp draw and supply temperatures monthly. A unit pulling more amps than last summer is a unit on its way out.
Storm prep
Secure roof curbs and disconnect mounts. Lightning surges take out more commercial HVAC controllers in Georgia than any other failure mode.
