Two finishes dominate the warehouse floor conversation: polished concrete and epoxy coatings. Both look great on day one, but they age very differently.
Polished concrete
Mechanically ground and densified concrete. No coating to peel, lower long-term cost, and excellent under heavy forklift traffic. Downside: it shows the substrate, so existing damage must be repaired first.
Epoxy coatings
A topical coating that delivers chemical resistance, vibrant color, and a uniform appearance. Great for food, pharma, and clean manufacturing. Downside: high-traffic forklift zones can wear through within a few years.
How to choose
- High forklift traffic, raw warehousing → polished concrete
- Chemical exposure or wash-down → epoxy
- Showroom-quality appearance → epoxy with color
- Lowest 10-year cost → polished concrete
Whichever you choose, fix joints, cracks, and spalls first. No finish hides a failing slab.
