Reactive maintenance is always the most expensive maintenance. A simple quarterly walk catches the issues that turn into emergency calls.
Dock equipment
- Cycle every dock door and check for binding or noise
- Inspect leveler hydraulics, springs, and lip operation
- Replace torn dock seals and damaged bumpers
Concrete and floors
- Walk all main forklift aisles for new spalling or cracks
- Refill joint filler in high-traffic zones
- Photograph dock approach concrete each quarter
HVAC and mechanical
- Replace filters and inspect belts on all RTUs
- Check exhaust fans and makeup air units
- Verify thermostat schedules match shift patterns
Safety infrastructure
- Inspect all bollards, guardrails, and column protectors
- Test emergency lighting and exit signs
- Document any impact damage with photos and date
Done consistently, this takes about three hours and prevents most emergency repairs.
